What are the Proposals?
Birch Hill Homes Ltd is bringing forward exciting proposals for the erection of c.190 residential units with associated car parking, private and communal amenity space, hard and soft landscaping works and access arrangements from Birch Hill Road, including junction improvement works at Birch Hill Road and Stiles Way and pedestrian crossing point to Steeple Park.
These new homes have been carefully designed to support the critical need for new, high-quality family homes across the Antrim & Newtownabbey council area.
By dedicating 20% of the site to open space, the proposals go beyond the minimum planning requirement, delivering useable open space that will benefit future residents, existing neighbours and the wider environment. A new pedestrian crossing point is also proposed to Steeple Park to enhance connectivity to this recreation space from the development and the wider area.

Delivering much-needed new family homes in Antrim
By increasing the overall supply and choice of homes available locally, the development would provide new opportunities for individuals, couples and families seeking to establish or remain in the area. The mix of accommodation includes circa 2no. 1 bedroom apartments, 18no. 2 bed apartments, and 2no 2 bed dwellings, 138no. 3 bed dwellings, 25no. 4 bed dwellings and 3no. 6 bed dwellings. All dwellings benefit from generous rear gardens and are served by in-curtilage private driveways.
Creating an attractive, green and welcoming neighbourhood
More than 20% of the site will be provided as public open space, alongside private and communal amenity areas, providing opportunities for recreation set within a carefully considered landscape approach. The landscaping will comprise of a mixture of structural and ornamental planting which will serve to enhance the quality and attractiveness of the living environment as well as support integration of the development into the local landscape.
Improving access and reducing pressure on the local road network
The proposals include improvement works at the junction of Birch Hill Road and Stiles Way. These works are intended to provide easier and more efficient access to and from the development, improve the operation of the junction and help reduce traffic queuing and congestion along Birch Hill Road. The improvements would provide lasting infrastructure benefits for both future residents and existing road users.
Providing safe connections and access for pedestrians
A new pedestrian crossing point would be delivered to improve connections between the development and Steeple Park. The site is also close to existing footpaths, the Stiles Way footbridge and bus stops serving both directions along Stiles Way. Together, these features would support safe walking routes, improve access to surrounding neighbourhoods and encourage residents to make greater use of public transport and active travel.
Building new homes in a highly accessible and sustainable location
The site is well located in relation to many of Antrim’s key services and amenities. It is approximately 1.5km from Antrim Town Centre and The Junction, around 750 metres from Antrim Area Hospital, and benefits from convenient access to the M2 motorway. Its proximity to employment, healthcare, shops, public transport and the town centre would make it a practical and sustainable location for new homes, helping residents to access everyday services without relying solely on car journeys.

The applicant is supported by a consultancy team which includes Turley, Marrac Design, MRA Partnership, McIlwaine Landscape Architects and Like Architects as the project architects.
Pre-application Community Consultation
We are currently undertaking pre-application community consultation to gather your views on the proposals ahead of submitting a full planning application to Antrim & Newtownabbey Borough Council (ANBC).
